Policy on Customer-Oriented Business Conduct
Tokaido REIT Management Co., Ltd. (hereinafter, “Tokaido REIT Management”) sets the “Policy on Customer-Oriented Business Conduct” (hereinafter, the “Policy”) based on the “Principles for Customer-Oriented Business Conduct” announced by the Financial Services Agency.
(1) Formulation, Announcement, Etc. of Policy on Customer-Oriented Business Conduct
Tokaido REIT Management is entrusted by Tokaido REIT, Inc. (hereinafter, “Tokaido REIT”) with the management of its assets. Tokaido REIT Management will formulate and announce the Policy to realize customer-oriented business conduct, regarding the unitholders of Tokaido REIT as customers. In addition, the status of initiatives for the Policy will be periodically announced and the Policy will be revised as necessary.
(2) Pursuit of Unitholders’ Best Interests
Tokaido REIT Management will aim to maximize unitholder value by conducting business in a manner that is faithful and fair to customers. In addition, Tokaido REIT Management will make efforts to ensure such business conduct becomes established as a corporate culture.
(3) Appropriate Management of Conflicts of Interest
Tokaido REIT Management will accurately identify the possibility of conflicts of interest arising with interested parties, and appropriately manage the conflicts of interest in accordance with laws, regulations, internal rules, etc. when there is the possibility of conflicts of interest arising.

(4) Clarification of Fees and Other Expenses
Tokaido REIT Management will provide information in a manner that enables investors to understand the details of the asset management fees and other expenses incurred by Tokaido REIT, including those concerning what sort of service corresponds to the fees and other expenses.

(5) Provision of Important Information in an Easy-to-Understand Manner and Provision of Services
Tokaido REIT Management will consistently look from the perspective of customers, ensure the transparency of asset management operations, and make efforts to provide important information on Tokaido REIT Management and Tokaido REIT in a manner that is prompt, accurate, fair and easy to understand for unitholders to make investment decisions at their own responsibility. In addition, Tokaido REIT Management will make efforts to identify the needs and other attributes of investors, and conduct asset management and information disclosure with those needs and other attributes in mind.
(6) Framework for Motivating Employees Appropriately and Other Such Measures
Tokaido REIT Management will keep enriching in-house education, training, etc. to ensure thorough conduct such as actions to pursue maximization of unitholder value and appropriate management of conflicts of interest. In addition, at the same time, professional qualifications that would be useful for the performance of Tokaido REIT Management’s operations will be encouraged of employees, keeping highly qualified expertise and professional ethics maintained by each and every employee and thereby enriching the governance structure.
